Services
As with most companies, the basic three levels of report I offer are the Valuation Report, the RICS Homebuyer Survey & Valuation and the Building Survey.
Valuation Report:
- A valuation report will typically be commissioned by your mortgage lender in which case it will be prepared specifically for them and not for you the borrower. It will answer only the lender’s specific questions about the security for the loan and cannot be relied upon by the purchaser.
- I can offer a Valuation report more geared to the purchasers requirements but you should be aware that this will be based upon a limited inspection and may not offer the required detail as to the property’s construction and condition.
Homebuyer Survey & Valuation:
- This is prepared in a standard format and is intended for residential property which is conventional in type and construction and which is apparently in reasonable condition.
- It is designed to identify defects and problems which are urgent or significant which may have an effect on the value of the property although it does also include other valuable information.
- It is an economical service, the aim being to assist the prospective buyer to make a reasoned and informed decision on whether or not to proceed with the purchase and be clear as to what decisions and actions should be taken before exchange of contracts.
Building Survey:
- This is a bespoke service which can be tailored to the requirements of the client. It is suitable for all residential properties.
- It is designed to provide a full and detailed picture of the construction and condition of the subject property.
- The report will expand on areas of concern or defects discovered and may tend to be more technical than the Homebuyers service.

Because of the flexible way in which I operate I am also able to offer a more informal service depending upon the clients circumstances – for example previous clients have found it useful for me to have a quick look around either a single property or a number of properties either on my own or accompanied by the client, providing either only verbal advice or sometimes followed up by a brief summary report. This can be particularly helpful in situations where a client is considering several different prospective purchases at the same time or where there is a particular area of concern in a property which needs to be clarified before making an offer. Obviously the fees for this level of service need to be discussed but I am prepared to work on an agreed overall fee, an hourly or daily rate to be agreed.
